"What does an adjuster see on your roof?"

What an Insurance Adjuster Notices on Your Roof (and How to Spot It From the Sidewalk)
This weekend, a lot of us will be out on the sidewalk with a bag of candy and a flashlight. While you're out there, take two minutes to look up at your own roofline.
When an insurance adjuster inspects a roof, they aren't looking for anything mysterious. They're checking for a short list of signs that show wear or damage. Most of them are visible from the ground if you know what to look for.
What Adjusters Check First
- Curling or lifted shingle edges. Shingles should lie flat. Corners that curl up or edges that lift have lost their seal, which lets wind and water get underneath.
- Granule loss. The gritty surface on asphalt shingles is their protective layer. Bare or patchy spots, or granules piling up like coarse sand at the bottom of your downspouts, mean that layer is wearing away.
- Sagging or pulling gutters. Gutters that dip, pull away from the fascia, or overflow can point to water problems at the roof's edge.
- Missing, cracked, or dented shingles. Look for gaps, dark spots, or anything that breaks the even pattern of the roof.
- Damaged flashing and vents. Metal around chimneys, vents, and skylights should sit tight and straight. Dents or gaps are common entry points for leaks.
Your Two-Minute Sidewalk Check
- Stand across the street so you can see the whole roof at once.
- Look for the roofline to be straight. Waves or dips can mean trouble underneath.
- Scan for color changes. Patchy or darker areas often mean missing granules.
- Follow the gutters end to end. Check for sagging, gaps, or granules collecting at the downspouts.
- Snap a few photos. Dated photos are helpful if you ever need to show how your roof looked before a storm.
Please stay on the ground. Cold mornings bring frost, and a roof is no place to be without the right equipment.
